• Most members of Co-operative Housing Societies are unaware that monthly maintenance charges must be calculated strictly as per the Society Bye-Laws under the Maharashtra Co-operative Society Act, 1960.

Incorrect calculation of maintenance charges can lead to disputes, legal issues, and even failure in recovery proceedings.

📌 As per Society Bye-Laws, maintenance charges are divided into specific categories:

      🔹 Area-wise Charges
      • Repair & Maintenance
      • Sinking Fund
      • Property Tax
      • Building Insurance

      🔹 Equal Contribution Charges
      • Service Charges (common expenses shared equally)

      🔹 Other Charges
      • Non-Occupancy Charges
      • Parking Charges

      🔹 Interest on Delayed Payment
      • Society can charge interest on outstanding dues.

      🔹 Water Charges
      • Calculated based on the number and size of water inlets in each flat.

      ⚠️ Important:
If a society does not follow Bye-Law provisions, recovery of dues may not succeed legally.

      ✅ Proper compliance ensures:
      • Transparent accounting
      • Fair maintenance billing
      • Smooth society management
      • Strong legal recovery of dues
